The Group’s rental division, Oben Flats, provides integrated development and delivery for institutional and HNW owners, from land acquisition and entitlement through construction and stabilized operations. Originating in Europe and refined in Canada, our core rental development business combines architectural distinction with a hospitality-inspired approach to deliver premium residential assets that outperform in both appeal and return. Our edge is execution, leveraging our reputation as the leading constructor of midrise residential in the GTA to deliver projects on time and on budget.
Oben focuses on infill redevelopment, asset repositioning, and select for‑sale projects where design and active management can drive outsized results. Our program benefits from longstanding relationship built across decades of experience, and leveraging insights from across our various divisions to identify trends and opportunities before the market. While we leverage the capabilities of our vertically-integrated platform to create value, we allow the business plan and disciplined investment framework to dictate strategic decisions. Our current strategic focus is on select ground-up ‘boutique’ multi-residential, retail intensification, and value-add / land intensification anchored around medical use.
How We Create Value
We focus on infill, transit‑oriented, and healthcare‑adjacent sites with clear catalysts that drive value. Risk management begins with the acquisition, and we are looking for opportunities that offer multiple exit options.
Great outcomes don’t happen by accident. Our in‑house construction and management teams pressure‑test design early, align budgets with reality, and track execution rigorously. Active Property Management improves tenant experience, protects NOI, and ultimately increases asset value.
Reducing value‑leak from RFIs, change‑orders and delays. We’ve done this before: and we know how to see what others don’t. Test multiple schemes to optimize unit mix, buildability and operating efficiency.
